Meltemi: Flipflops

Stunning Eco-friendly resort in Gulluk, Bodrum Peninsula, Turkey.

The development in the area is restricted to low rice stucco buildings and with the limited availability of land, Gulluk is unlikely to be over developed, keeping property prices at a premium in the future. This also means that once the properties have been purchased in the area there will be little chance of being able to invest if you don’t buy now.

The Flipflops Meltemi apartments are due to complete towards the end of June 2009.

Here are the latest updates of the Flipflops development:

4th September 2009

The construction ban has now been lifted and work is underway on the retaining wall behing E & F Blocks and behind the tennis courts. The steps down to tennis courts are now in and the travertine path to this area will be completed once the wall is finished.

Plastering is underway in the social centre and all kitchen units are built in the apartments. We are still waiting on work tops which we have been promised next week. We have had a second delivery of tavertine to finsih certain areas around the pool and the locks have been fitted to the front doors.

24th August 2009

The external doors are now fitted and the locks will be added shortly. Work on the kitchens is underway starting in D Block working back to A Block and then onto E & F Blocks. We are still waiting for the doors for the kitchen units however these can be fitted after the carcasses.

The swimming pool has been grouted and the drainage grills in the edeges of the pool will now go in. The pillars around the pool area, shown on the photographs, cannot be rendered until the electirc wiring has been done and the electrician is working on this.

We have been fined for working through the construction ban and so are having to keep noise to a minimum over the next few days. The ban ends on the 1st September and so it will be full steam ahead then and we will be able to concentrate on the social centre and tennis courts.

14th August 2009

The kitchens and doors have arrived on site today meaning fitting can now commence. There will be a further update next week

12th August 2009

The tiling of the pool is now complete. The travertine tiling on the communal areas is now being finished and the photographs show the communal areas and the back of the blocks.

We are waiting on the next delivery of doors and kitchens, this was due at the weekend so should arrive any day now.

29th July 2009

The internal doors were delivered to site yesterday, whilst this isn't completely on time it's positive for the other items to arrive soon.

The garden areas have moved along substantially and the paths will soon go in. The pool is also closer and the travertine surrounds are now on

24th July 2009

The glass panel inserts are now being fitted to the balconies on site and will move through the blocks as usual. The pergolas are also being fitted to the penthouse balconies.

The travertine tiling has begun on the pool and the photgraphs show the first few tiles being laid at the pool edge

17th July 2009

Tiling of the splashbacks in the kitchens started yesterday in preparation of the units arriving. This is moving through the blocks at a very quick pace.

Also on site the steps leading into the pool have been cast and the lights in the pool fitted. The pool is on track to be completed at the end of this month.

Tomorrow the tiling will start on the sunbathing area on top of the social centre. Landscaping at the back of blocks A-D has begun and the soil for the grass areas has been put down. The paths leading to the communal areas will follow.

14th July 2009

Following from the last update the balcony railings have begun to be fitted on site. These photgraphs, taken a few days ago, show the first railings.

Glass panel inserts will go in between the front spaces and work is moving through the blocks to get these fitted.

8th July 2009

We are now waiting on the delivery of the kitchens and door frames. The bathroom suites have been delievered however there is a vanity unit to go in first and that is coming from the same supplier as the kitchens, so nothing will change internally until these arrive on site.

The summer has officially arrived in Bodrum and temperatures are rising, the view from the site is a stunning as ever and the balcony image shown here was taken from apartment A5. The second image is an aerial photo and it gives a good view of the site as a whole. The walls at the back of the site are completed and you can also make out the start of the social centre in the left hand corner.

The pool has now had the final pour of concrete and people visitng the site have commented on just how large it is! The first image shows the communal steps at the back of the blocks. They have had the travertine tiling fitted and this tiling is continuing onto the communal areas and will form the paths and the sunbathing areas around the pool.

The balcony railings will start to be fitted over the next few days and this will take approximately a week to complete.

3rd April 2009

The site has made good progress, in line with expectations in the past three weeks since the last update. The external rendering of D Block is almost completed externally and the interior of the Block has been fully plastered. The rendering and plastering teams have started on C and B blocks. The 1st coat of C block internally is complete and internally B Block is underway. The exterior of C Block is now making progress. Following on from the rendering of each block, the roof isolation will be completed sealing the roof.

The marble window sills and marble wall copings have been fitted on D Block with the marble sills to be fitted around the edge of the roof. The dividing walls for the balconies are being erected (D block finished, C block and B Block underway).

The internal tiling is also due to start once the isolation of the bathrooms and roof is finished for D block. This process will then move sequentially through each block. After tiling the windows and doors will be fitted (this being likely to be after the next update). Painting will follow accordingly.

On the general site works, there has been some refinement of the retaining walls to the rear of blocks A to D and being continued around the sides of the blocks. The wall to the side of D block will be continued around in front of D and C blocks (forming the wall that is at the back of the pool). As soon as the wall gets built in front of D and C Blocks, the excavation of the pool and social areas will start, followed by the form work then the concreting of the structure.

11th March 2009

Work is coming along on site and the rendering is now underway, as is the internal plastering.

D Block was the first block to be started and is likely to be fully rendered and plastered in the next 2 weeks. Continuing work will move along from D Block across the other blocks subsequently.

As the rendering finishes on each block, the marble window and door sills will be fitted followed by the windows and patio doors.

All plumbing is finished & pressure tested and electrics are finished in blocks A to D and are now being completed in blocks E and F.

Having been in a phase where there's little visual change for a couple of months due to the nature of the work going on, there will now be a lot of visible change in the next few weeks!

22nd January 2009

Work is on going at Flipflops. The steps at the back of the complex are complete and the second image has been taken from block A looking across to to block D.

The electrical work is still on going on site and the plumbing works have begun. The next step will be the rendering which is due to start next month.

The final photograph looks out over Gulluk Bay.

16th December 2008

It has been Bayram Holidays over in Turkey this last week and so there has been a break in work on site.

The steps at the back of the complex are now almost complete and the electricians are back on site next week, after their recent holidays, to continue with the internal wiring.

This will be the last update before Christmas however work is progressing as planned and further updates for the diary will be uploaded in January.

17th November 2008

All of the blocks are now at roof height and all internal walls are complete, apart from the first and top floor of F Block which will be finished this week. The first photograph shows the roof of F Block and the second looks down onto F & E Blocks.

The internal wiring is underway and, as shown in the third photograph, the steps that run from the road down to the back of the units are being laid.

The final image is the view from a B Block apartment.
